2. No. 25VA008 - Section 5, T1N, R8E
A request by Coleton Deitz of the City of Rapid City for Duane Oehlerking to consider an application for a Variance to reduce the front yard setback from 35 feet to 19.7 feet for a shed for property generally described as being located east of Creek Drive.

Staff recommends approval of the Variance to reduce the front yard setback from 35 feet to 19.7 feet for a shed.

3. No. 25VA009 - Northern Heights Subdivision
A request by Wambli Ska Community Development Okolakiciye to consider an application for a Variance to allow a 2,400 square-foot temporary tent in lieu of the 200 square-foot maximum and to allow the tent to be located on the property until August 19, 2025 in lieu of the 14-day maximum for property generally described as being located at 1601 Haines Avenue.

Staff recommends that if the Zoning Board of Adjustment determines that the Variance request meets the approval criteria then this request may be approved with the stipulations noted at the end of the report or if the Zoning Board of Adjustment determines that the Variance request does not meet these criteria they may choose to deny the request.

Staff recommends approval of the Preliminary Subdivision Plan with the stipulations outlined in the Staff Report.

A request by Longbranch Civil Engineering, Inc for DOECK, LLC to consider an application for a Rezone from General Agricultural District to Low Density Residential District-1 property generally described as being located south of the intersection of Bunker Drive and Cobalt Drive.

Staff recommends approval of the Rezone from General Agricultural District to Low Density Residential District-1.

A request by KLJ Engineering for Les Schwab Tire Center to consider an application for a Major Amendment to a Planned Development Overlay to allow a tire store for property generally described as being located southeast of the intersection of Black Hills Boulevard and E. Stumer Road.

Staff recommends approval of the Planned Development Overlay to allow a tire store with the stipulations outlined in the Project Report.

The Rapid City Planning Commission's action on this item is final unless any party appeals that decision to the Rapid City Council. All appeals must be submitted in writing to the Department of Community Development by close of business on the seventh full calendar day following action by the Planning Commission.

A request by Las Calles de Chihuahua LLC to consider an application for a Conditional Use Permit to allow on-sale liquor in conjunction with a restaurant for property generally described as being located at 937 E. North Street, Suite 401.

Staff recommends approval of the Conditional Use Permit to allow on-sale liquor in conjunction with a restaurant with the stipulations outlined in the Project Report.

The Rapid City Planning Commission's action on this item is final unless any party appeals that decision to the Rapid City Council.
