A request by Complete Concrete, Inc for Halley Legge to consider an application for a Variance request to reduce the east side yard setback from 8 feet to 2 feet 6 inches for a garage for property generally described as being located at 144 Belleview Drive.

Staff recommends approval of the Variance request to reduce the east side yard setback from 8 feet to 2 feet 6 inches for a garage with the stipulation outlined in the Project Report.

2. No. 25PL001 - Elks Country Estates Subdivision
A request by Longbranch Civil Engineering, Inc for Bob Powles to consider an application for a Preliminary Subdivision Plan for proposed Lots 3 thru 6 of Block 6 of Elks Country Estates Subdivision, property generally described as being located at the northern terminus of Willowbend Road.

Staff recommends approval of the Preliminary Subdivision Plan with the stipulations outlined in the Staff Report.

3. No. 25PL002 - Murphy Ranch Estates Subdivision

Staff recommends approval of the Conditional Use Permit to allow on-sale liquor in conjunction with a restaurant with the stipulations outlined in the Project Report.

The Rapid City Planning Commission's action on this item is final unless any party appeals that decision to the Rapid City Council. All appeals must be submitted in writing to the Department of Community Development by close of business on the seventh full calendar day following action by the Planning Commission.

*5. No. 25UR001 - Rapid City Greenway Tract
A request by Scott Anderson for City of Rapid City Parks and Recreation Department to consider an application for a Major Amendment to a Conditional Use Permit to allow construction of dugouts in the Flood Hazard District property generally described as being located at 260 E. Main Street North.

Staff recommends approval of the Major Amendment to a Conditional Use Permit to allow construction of dugouts in the Flood Hazard District with the stipulations outlined in the Project Report.

The Rapid City Planning Commission's action on this item is final unless any party appeals that decision to the Rapid City Council.
