The applicant has submitted a Variance request to reduce the east side yard setback from 8 feet to 2 feet 6 inches for a garage. The subject property is comprised of 0.2 acres and is zoned Medium Density Residential District (MDR). The property currently contains a single-family dwelling with an attached carport. The applicant is proposing to remove the existing carport that measures 9 feet 6 inches by 22 feet 8 inches (approximately 218 square feet) and replace it with an attached single-stall garage measuring 12 feet 1 inch by 27 feet 8 inches (approximately 334 square feet). The applicant has stated that the existing carport, which was constructed in 1952, is in disrepair and is not wide enough to effectively open car doors nor does it provide vehicle security due to the lack of a garage door. The existing carport is located 5 feet 1 inch from the east property line and the proposed garage will be constructed 2 feet 6 inches from the east property line to allow for the width of the garage to be increased to accommodate a garage size that provides adequate room to open car doors. The applicant has stated that the proposed garage will provide for a more usable garage space and increased vehicle security. The subject property was platted in 1952 with no interior lot line easements noted so there are no easement impacts with this request.
