A request by All Around Construction for Courtney Holzer to consider an application for a Variance to allow a detached garage with a maximum height of 20 feet in lieu of 15 feet for property generally described as being located at 305 N. 39th Street.

Staff recommends approval of the Variance to allow a detached garage with a maximum height of 20 feet in lieu of 15 feet.

A request by Advanced Design Engineering and Surveying, Inc for Murphy Ranch LLC to consider an application for a Preliminary Subdivision Plan for proposed Lot 10 thru 25 and 26W thru 26Y of Block 14, Lots 6 thru 19 of Block 16, Lots 1 thru 10 and Drainage Lot 3 of Block 18 of Murphy Ranch Estates Subdivision, property generally described as being located north of Highway 44, south of Blackpowder Road and east of Reservoir Road.

Staff recommends approval of the Preliminary Subdivision Plan with the stipulations outined in the Staff Report.

A request by Longbranch Civil Engineering, Inc for Six O Five Capital LLC to consider an application for a Preliminary Subdivision Plan for Lot 1 thru Lot 6 of Block 1, Lot 1 thru Lot 11 of Block 2, Lot 1 thru Lot 5 of Block 3, Lot 1 thru Lot 20 of Block 4, Lot 1 of Block 5, Lot 1 thru Lot 6 of Block 6, Lot 9 thru Lot 11 of Block 7 of Viewridge Subdivision, property generally described as being located southwest of the current western terminus of Gainsboro Drive.

Staff recommends approval of the Preliminary Subdivision Plan with the stipulations outined in the Staff Report.

A request by All Around Construction for Courtney Holzer to consider an application for a Conditional Use Permit to allow an oversized garage for property generally described as being located at 305 N. 39th Street.

Staff recommends approval of the Conditional Use Permit to allow an oversized garage with stipulations outlined in the Project Report.

The Rapid City Planning Commission's action on this item is final unless any party appeals that decision to the Rapid City Council. All appeals must be submitted in writing to the Department of Community Development by close of business on the seventh full calendar day following action by the Planning Commission.
