Agenda Item Summary:
Per Section 2.6 of the Infrastructure Design Criteria Manual (IDCM), a single access can only serve 40 dwelling units unless an Exception is approved by City Council. This request is to allow two lots to be subdivided into ten lots, increasing density by 8 lots (see Preliminary Layout). Valley Drive already exceeds 40 units (94) and therefore requires an Exception to allow any additional subdividing. The additional subdividing will increase density to 102 lots. Staff supports approval of the Exception with the stipulation that a covenant agreement be executed requiring the new residential structure be fire sprinkler protected as required by the Fire and Life Safety Division of the Rapid City Fire Department.
