The applicant has submitted a Conditional Use Permit to allow an oversized garage on the property addressed as 4430 Bronco Lane. The property is comprised of approximately 0.3 acres of land zoned Low Density Residential District 1 (LDR-1) and currently contains a single-family dwelling with approximately 952 square feet of living space, an attached garage that is 664 square feet in size, and a shed that is 87 square feet in size. The applicant is proposing to construct a 1,140-square-foot detached garage in the southeast corner of the property. The garage will be located behind the existing dwelling and will be screened from the view of Bronco Lane. The garage will include a covered patio, space for vehicles, a workout room, and a bathroom. Vehicle access will be provided by the existing curb cuts and by the graveled area between the existing attached garage and the south lot line. The area between the attached garage and the south lot line is approximately 10 to 12 feet in width which is sufficient vehicle access to the proposed garage. As per ยง17.04.315 of the Rapid City Municipal Code (RCMC), the maximum cumulative size of all private garages shall be 1,500 square feet and in no event shall the size of the building footprint of the private garage(s) exceed the footprint of the dwelling unit(s). The proposed cumulative size of all structures used primarily for parking or storage on the property is 1,891 square feet which exceeds both the size of the residence and the 1,500 square foot maximum, therefore, review and approval of a Conditional Use Permit is required.
