The applicant has submitted a Conditional Use Permit to allow an oversized garage on the property located at 3118 Rombauer Drive in the Low Density Residential District 2 (LDR-2). The property is comprised of 0.91 acres and is currently void of structural development. The applicant is proposing to construct a single-family dwelling on the property, which includes an attached garage measuring approximately 1,853 square feet in size. The garage will be constructed with 2 double-car garage doors for primary access, which are positioned to be side-loading from the west side of the structure, and 1 single-stall garage door on the north side for rear yard access. The applicant has indicated that the garage will be used for personal storage of vehicles, boats, and workout equipment. The proposed oversized garage will be attached to the single-family dwelling and, thus, will match the building materials and color scheme of the dwelling and maintain the residential character of the neighborhood. The garage is not to be used for commercial purposes or as a second residence. Per Rapid City Municipal Code (RCMC) §17.04.315, the building footprint of private garages, including any building, structure, or part of a main building that is dedicated to parking, storage, or a permitted accessory use, cannot exceed a cumulative size of 1,500 square feet without the approval of a Conditional Use Permit in accordance with RCMC §17.44.030.A and §17.10.030.N. The proposed attached garage area of approximately 1,853 square feet exceeds the maximum allowed 1,500 square feet of garage space by approximately 353 square feet.
