The applicant has submitted a Rezoning request from No Use District to Heavy Industrial District in association with a Petition for Annexation (25AN002). The property is 111.31 acres in size and is generally located east of Highway 79 and north of Lamb Road. It is void of structural improvement. The Future Land Use designation for the subject property is both Heavy Industrial (HI) and Light Industrial (LI), which supports the proposed Rezone request to Heavy Industrial District. The Rapid City Major Street Plan shows a proposed Collector street running across the east side of the subject property, providing a connection from Old Folsom Road to Lamb Road. Access to the subject property must be provided from Old Folsom Road to the north. A No Access Easement is present along Lamb Road on the property to the south.
