Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning district on a portion of the unplatted balanced located south of N. Creek Drive and E. Philadelphia Street from Heavy Industrial District to Mobile Home Residential District. The unplatted balance is developed as storage for construction trailers and is approximately 9.63 acres in size. On September 21, 2023, the Planning Commission approved a Rezoning request (File #23RZ017) to change the zoning district of the south adjacent property from General Commercial District to Mobile Home Residential District. On January 23, 2025, the Planning Commission approved a Preliminary Subdivision Plan (File #24PL096) to create three lots on the subject property and on the south adjacent property. The applicant has submitted a Final Planned Development Overlay (File #25PD005) in conjunction with this Rezoning request to develop these properties with a mobile home park. The proposed development is an expansion of the existing mobile home park on the east adjacent property addressed as 1717 E. Philadelphia Street. The subject property is zoned Heavy Industrial District which does not allow for mobile homes therefore necessitating the rezone.
