The applicant has submitted a Variance request to reduce the east side yard setback from 8 feet to 5 feet for a carport. The subject property is comprised of 0.16 acres, or 6,969-square-feet, and is zoned Low Density Residential District 1 (LDR-1). The property is currently developed with a 1-story single-family dwelling that is 912 square feet in size and was built in 1958. There is currently no garage structure on the property. The applicant is proposing to construct a 12-foot by 24-foot (288-square-foot) carport to provide vehicle protection from the weather elements. The proposed carport will have open sides and be constructed on the east side of the single-family dwelling over a portion of the existing driveway. The subject property was platted in 1955 with no interior lot line easements noted so there are no easement impacts with this request.
