Agenda Item Summary:
The applicant has submitted a Variance request to reduce the front yard setback from 25 feet to 14 feet, reduce the rear yard setback from 25 feet to 6 feet, and increase the maximum lot coverage from 30% to 33% to construct a single-family residence. The subject property is comprised of 0.15 acres and is zoned Medium Density Residential District (MDR) within the M Hill Overlay District. The property is currently void of structural development. The subject property was previously developed with a single-family dwelling that was built in the 1950s and demolished in 2018 via Building Permit #18-0672.The applicant is proposing to construct a 30-foot wide by 70-foot long single-family dwelling with an attached garage on the subject property. The proposed dwelling will be 2-stories in height with a footprint of 2,100-square-feet and a total square footage of 4,200-square-feet. Of the total square footage, 735 square feet will be garage space, 2,521 square feet will be living area, 490 square feet will be stairs and landings, and 454 square feet will be a second-floor mezzanine area open to the main floor below. The applicant is proposing a side-loading garage to provide a longer driveway that deters vehicles from overhanging the sidewalk or extending into the right-of-way and to provide a minimum parking area of 20 feet in front of the garage door. The mature trees on the property will be maintained in order to preserve privacy and retain the established character of the neighborhood.
