Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning designation of Lot A of Westhills Village Estates subdivision generally located west of Fifth Street and south of Minnesota Street from Low Density Residential District 1 (LDR-1) to Medium Density Residential District (MDR). The property is comprised of 20.9 acres and is currently void of structural development. The Future Land Use designation is Low Density Neighborhood, which does not support the Medium Density Residential District zoning; however, the Rezoning request is within conjunction with a Planned Development Overlay (#24PD012) to develop the property with a residential development comprised of 20 duplexes and a senior housing apartment building. The proposed 80 dwelling units of senior housing is within the desired density of the Low Density Neighborhood designation and fits the character of the surrounding area.
