Agenda Item Summary:
The applicant has submitted a Preliminary Subdivision Plan to add 14 residential lots to the Apple Valley Subdivision. The proposed development is being created out of two non-transferable properties that are each 40 acres in size. The properties are outside of the City limits but within the City’s three-mile platting jurisdiction and are located north of S.D. Highway 44 and east of Anderson Road. The northern property is vacant and the southern property currently contains a single-family dwelling, a detached garage, and an outbuilding in the southwest corner. A Preliminary Subdivision Plan is a tentative plan of a proposed subdivision requiring the installation of public improvements. Approval of a Preliminary Subdivision Plan by City Council is required before an applicant can proceed with Development Engineering Plans and a Final Plat application for all or part of the area within the Preliminary Subdivision Plan application.
