Agenda Item Summary:
The applicant has submitted a Final Planned Development Overlay to allow a residential development on property generally located at the southern terminus of Wonderland Drive near the intersection of Wonderland Drive and Park Drive in the Low Density Residential District 2 with a Planned Development Designation. This request involves two separate properties, which together are comprised of 9.72 acres and both are void of structural development. The applicant is proposing to create 18 residential lots that are intended for single-family dwellings and townhouses. The applicant is proposing to utilize shared driveway approaches in order to limit the number of access points to Park Drive, provide distance between access points, and prevent vehicles from backing into the right-of-way. The applicant is not requesting any Exceptions as part of this Final Planned Development Overlay. As a companion to this request, the applicant has submitted a Preliminary Subdivision Plan (#24PL028) to begin the process of platting the proposed lots.
