Agenda Item Summary:
The applicant has submitted a Variance request to allow a two-story, 23.6-foot-high detached accessory structure in lieu of the maximum height of 15-feet and to allow an accessory structure side yard setback of 34.6 feet in lieu of the required 40 feet. The subject property is comprised of 3.02 acres of land zoned Park Forest District. The site consists of a single-family residence with a footprint of 4,434 square feet with an attached 1,286 square foot garage. A proposed one-story garage with will be located towards the south corner of the property and will be 23.6 feet in height. The proposed detached oversize garage will have 16-foot tall walls to allow room for a 15-foot recreational vehicle accessible garage door. As stipulated in the Ordinance, building height is measured from the finished grade at the front of the building to the mean height level of a gable roof and the height must comply with the 15-foot maximum. The detached accessory structure will be 52 feet in width at its widest section and 74 feet in length at its longest section. As stipulated in the Ordinance, accessory buildings shall be located 40 feet from the side yard property line. The detached accessory structure will have a gross floor area of 3,596 square feet, 3,154 square feet dedicated for garage space, 396 square feet dedicated to an exercise room, and 36 square feet dedicated to a bathroom, and 36 square feet dedicated to closet space. A 15-foot overhead door for vehicle access will be located on the western wall facing the existing dirt turnaround. A man door will be located at grade along the western wall.
