Agenda Item Summary:
The applicant has submitted a Variance request to reduce the side yard setback abutting a street from 20 feet to 10 feet on proposed Lot A, a Variance request to reduce the rear yard setback from 25 feet to 11 feet on proposed Lot E, and a Variance request to reduce the side yard setback abutting a street from 25 feet to 11.4 feet on proposed Lot E, for the property located north of North Street between Lemmon Avenue and North Second Street.. The subject property contains an existing single-family dwelling on proposed Lot D that provides a 6.77-foot side yard setback in lieu of the required 8-foot setback. This encroachment is currently legal non-conforming as per Chapter 17.52 of the Code. The applicant has also submitted a Lot Line Adjustment-Consolidation Plat (File #23PL049) to consolidate nine lots into five lots, in order to construct four additional single-family dwellings on the property. This creates infill development and adds to the housing stock in the neighborhood
