Agenda Item Summary:
The applicant has submitted a Final Planned Development Overlay application to allow Shopko, a former big box store and surface parking lot, to be repurposed into 90,000 square feet of warehouse and storage space, 10,000 square feet of office space, and 10,000 square feet of retail space. The proposed redevelopment does not expand the building footprint. The subject property is 9.53 acres, and is located south of I-90 and west of Haines Avenue. The property is zoned General Commercial District. Per 17.18.030 of the Rapid City Municipal Code, the proposal to have storage in excess of 5,000 square feet in the General Commercial Zoning District requires the review and approval of a Conditional Use Permit. The requested Planned Development Overlay serves as the land use tool to seek the necessary Conditional Use review for this project.
