Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning designation of the subject property from General Commercial District to Office Commercial District. The property is located southeast and southwest of the intersection of Elk Vale Road and Concourse Drive and northwest and southwest of the intersection of Jubilee and Jolly Lane. The applicant has submitted a Preliminary Subdivision Plan (#22PL066) to plat the property into four separate lots. This rezoning request is intended to accommodate a multi-family development not permitted in the current General Commercial District. The property is adjacent to Elk Vale Road which is identified as a Principal Arterial Street and suited to accommodate the traffic generated by residential land uses. On June 16, 2022, staff approved a Planned Development Designation (#22PD030) in conjunction with the proposed rezoning. This designation will mitigate any adverse impacts on the existing development within the area to the highest degree possible. The Planned Development Designation requires that a Final Planned Development Overlay be submitted for review and approval.
