Summary of 11.1 Reviews

7/07/25 – 25RS001/CIHR25-0019 (1215 West Boulevard) – Project consists of demolishing a 20’ x 24.2’ detached garage and constructing a new 24’ x 24’ detached garage on the property. The existing detached garage is a contributing structure in the West Boulevard Historic District. The applicant provided documentation that this structure is deteriorated and unsafe and cannot be repaired to meet current codes. SHPO determined that the demolition would cause adverse effect, however there are no feasible and prudent alternatives to the proposal and that the proposal includes all possible planning to minimize harm to the historic property. The HPC reviewed and agreed with the case report echoing SHPO’s findings, and the City Council also determined as such at their meeting on 7/07/25. The new garage will have 2 overhead doors, 3 single-hung casement windows, and a smooth siding, as recommended by the HPC.
