The applicant has submitted a Conditional Use Permit to allow a group home for the Rapid City Ronald McDonald House on the property currently addressed as 409 E. Fairlane Drive. The property is comprised of 3 acres of undeveloped land zoned Medium Density Residential District (MDR) that is located northeast of the intersection of E. Fairmont Boulevard and Elm Avenue in close proximity to the Monument Health Rapid City Hospital. The proposed development is classified as a group home as defined in §17.04.350 of the Rapid City Municipal Code (RCMC), which is a Conditional Use in the Medium Density Residential District. The Rapid City Ronald McDonald House will provide temporary housing and support for families with children in need of medical attention. The proposed development will be 1 story in height and approximately 24,300 square feet in size. The building will include 12 suites, each with an attached bathroom, fully equipped kitchen, guest laundry facilities, shared lounging spaces, dedicated children’s play and gaming areas, and offices for on-site staff. The plans submitted identify that shell space will be constructed as a part of this application to support a future expansion of 12 additional suites, totaling 24 suites at full buildout.
