Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning designation on a portion of the property generally located south of the intersection of Bunker Drive and Cobalt Drive from General Agriculture District (GAD) to Low Density Residential District 1 (LDR-1). The portion of the property requested to be rezoned is comprised of approximately 5.55 acres and is currently undeveloped. In conjunction with this Rezoning request, the applicant has submitted a Preliminary Subdivision Plan (File #25PL043) to subdivide the property into 29 single-family lots as Phase 11 of Auburn Hills Subdivision. The General Agriculture District serves as a holding zone until such time as a property is developed and subsequently rezoned. Rapid City’s Future Land Use Plan identifies the subject property as Low Density Neighborhood, which lists the Low Density Residential District 1 as an primary zoning designation. As such, this Rezoning request is in harmony with the City’s Future Land Use Plan and the surrounding residential development.
