Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning on a portion of the property at 2512 Marlin Drive from General Commercial District (GC) to Light Industrial District (LI). The property is comprised of 3.78 acres and is currently undeveloped. Approximately 2.64 acres is proposed to be rezoned to Light Industrial District and the remaining 1.14 will remain General Commercial District. The property was previously rezoned in 2016 (File #16RZ023) from General Agricultural District (GAD) to General Commercial when the area was platted for commercial purposes. The applicant has also submitted a Conditional Use Permit application (File #25UR017) to allow a kennel with daycare and overnight boarding, retail, grooming, training, and an on-sale liquor area with a patio. Kenneling is not a permitted use in the General Commercial District, and on-sale liquor establishments are not a permitted use in the proposed Light Industrial District, which allows kennels, so the property must be split-zoned to accommodate the proposal. The kennel will be located on the portion proposed to be rezoned to Light Industrial District and the on-sale liquor establishment will be located on the area retained as General Commercial District.
