Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning district on a portion of the property currently addressed as 1727 Creek Drive from Office Commercial District to Medium Density Residential District. The subject property consists of approximately 4.26 acres of undeveloped land and is located southwest of the intersection of Creek Drive and E. Saint Charles Street. The northern 3.51 acres of the property is zoned Office Commercial District and the southern 0.75 acres is zoned General Commercial District. The applicant has submitted a Rezoning request (File #25RZ008) in conjunction with this application to change the zoning district of the General Commercial District portion of the property to Medium Density Residential District. On July 15, 2019, the northern portion of the property was rezoned from Light Industrial District to Office Commercial District to allow for an affordable multifamily housing project. This rezone was supported for affordable multifamily that was intended for transient rental use. The applicant has indicated that this request will accommodate a proposed affordable housing project with individual lots for homeownership which does not align with the original proposal. A preliminary site plan was submitted as part of this application and shows that the property will be developed with 41 townhome dwellings and one single-family dwelling. Townhome and single-family dwellings are prohibited in the Office Commercial District therefore necessitating the rezone.
