Agenda Item Summary:
The applicant has submitted a Preliminary Subdivision Plan to create one residential lot on the property currently addressed as 1116 and 1116 ½ Saint James Street. The property is currently comprised of five partial lots (the east 50 feet of Lots 12 thru 16) and the applicant intends to combine these partial lots into one. The proposed development will be 0.161 acres in size and will be known as Lot A of Block 41 of West Boulevard Addition. Proposed Lot A is currently developed with a duplex in the southern portion of the property and a single-family dwelling in the northern portion of the property. The two-family dwelling was built in 1947 and the single-family dwelling was built in 1917. The applicant has indicated that the intent of this plat is to transfer ownership and should be apprised that the property is currently transferable. Platting is not required to transfer ownership of the five partial lots. A Preliminary Subdivision Plan is a tentative plan of a proposed subdivision requiring the installation of public improvements. Approval of a Preliminary Subdivision Plan by City Council is required before an applicant can proceed with Development Engineering Plans and a Final Plat application for all or part of the area within the Preliminary Subdivision Plan application.
