Agenda Item Summary:
The applicant has submitted a Preliminary Subdivision Plan to create three residential lots on the property currently addressed as 2004 Twin Elms Drive and on the southeastern unplatted balance. The proposed development will be located southeast of the intersection of Schamber Street and Twin Elms Drive. Proposed Lot 1 will be 0.1 acres in size and is developed with a single-family dwelling. Proposed Lot 2 will be 0.11 acres in size and is developed with a two-family dwelling with carports attached to the north and south sides of the structure. Proposed Lot 3 will be 0.27 acres in size and is currently developed with a single-family home, two detached garages, and a shed. The letter of intent and site plan submitted indicates that all structures on proposed Lot 3 will be removed except for the southern detached garage and the lot will be developed with a triplex. A Preliminary Subdivision Plan is a tentative plan of a proposed subdivision requiring the installation of public improvements. Approval of a Preliminary Subdivision Plan by City Council is required before an applicant can proceed with Development Engineering Plans and a Final Plat application for all or part of the area within the Preliminary Subdivision Plan application
