The applicant has submitted a Major Amendment to a Planned Development Overlay to allow an oversized garage with an indoor pool on the property located at 3816 Ping Drive in the Low Density Residential District 2 (LDR-2). The property is comprised of 1.4 acres and is currently undeveloped. The applicant is proposing to build a single-family dwelling with 4,563.1 square feet of living space, a 2,369.3-square-foot attached garage, and a 2,480-square-foot indoor pool room. The proposed oversized garage is side-loading, matches the colors, materials, and character of the single-family dwelling, and includes two single garage doors and a double garage door facing the east property line which is buffered by existing trees. Accessory uses, including the garage and indoor pool, that exceed a cumulative 1,500 square feet are a conditional use in Low Density Residential District 2. The proposed accessory uses cumulatively total 4,848.3 square feet, which exceeds the minimum square footage by 3,348.3 square feet.
