The applicant has submitted a Major Amendment to a Planned Development Overlay to allow a warehouse addition on the property located at 1717 Marlin Drive in the Heavy Industrial District (HI). The property is comprised of 10.43 acres and currently contains a warehouse with offices used for the company Quality Brands. The applicant is proposing to expand the existing 69,269-square-foot 2-story building by 27,940 square feet and add 2 parking spaces. The building currently has 12,743 square feet of office space, the remaining 56,553 square feet and proposed 27,940-square-foot addition will be used as a warehouse. Based on the parking rates for office and warehouse uses, a total of 85 parking spaces are required, 4 of the spaces must be ADA, and 1 of the ADA spaces must be van-accessible. The applicant has requested an Exception to reduce the minimum number of parking spaces from 85 to 72 parking spaces based on their projected employment of up to 66 employees and considering the automated processes utilized at the facility. Of the 72 proposed spaces, 5 are proposed to be ADA with 1 of the ADA spaces being van-accessible.
