The applicant has submitted a Major Amendment to a Planned Development Overlay to reduce the side yard setback to allow the expansion of a residential structure on the property located at 3218 Grenoble Court in the Low Density Residential District 1 (LDR-1). The property is comprised of 0.31 acres and currently contains a single-family residence. The applicant is proposing to expand the single-family dwelling to reconfigure and expand the garage and add living space on a second story. The applicant has noted that the existing garage slab has structural and drainage issues and needs to be replaced. In addition to replacing the failing garage slab, the improvement would include an expansion of the garage and a second-story living area that are within the required side yard setback. The proposed addition is 2 stories at the western end of the southern lot line, which requires a 12-foot setback, and 1 story along the rest of the lot line, which requires an 8-foot setback. There is also a portion of the proposed addition where the second story is set back from the first story, which requires a 20-foot setback for the second story. The applicant is requesting three Exceptions to allow a minimum 5-foot side yard setback to the first story of the residential addition in lieu of 8 feet, to allow a minimum 5-foot side yard setback to the second story in lieu of 12 feet, and allow a minimum 6-foot side yard setback to the second story that is recessed from the first story in lieu of 20 feet.
