Agenda Item Summary:
The applicant has submitted a Rezoning request to rezone a 5.612-acre portion of a property from General Agricultural (GA) District to Low Density Residential District 1 (LDR-1). The subject property is generally located south of Cobalt Drive and west of Bunker Drive, and is currently void of any structural development. It is a portion of a 33.1-acre parcel adjacent to the Auburn Hills Subdivision. Other portions of this parcel have been rezoned to Low Density Residential District 1. A Preliminary Subdivision Plan has been submitted which includes the subject property as a part of Phase 10 of Auburn Hills Subdivision, consisting of single-family development (File #24PL112). The General Agriculture District has served as a holding zone until such time as the property is developed. Rapid City’s Future Land Use Plan identifies the subject property as Low Density Neighborhood (LDN), which lists Low Density Residential District 1 as an appropriate zoning designation. As such, the Rezoning request is in compliance with the City’s Future Land Use Plan for the property and surrounding neighborhood.
