Agenda Item Summary:
The applicant has submitted a Preliminary Subdivision Plan to expand the Shepherd Hills Subdivision with 79 new residential lots. The proposed development is being created out of four vacant unplatted properties which are approximately 217 acres in size cumulatively. The proposed lots will range from 0.17 acres to 24.5 acres in size and will be located east of the terminus of E. Philadelphia Street and south of the terminus of N. Valley Drive. A Preliminary Subdivision Plan is a tentative plan of a proposed subdivision requiring the installation of public improvements. Approval of a Preliminary Subdivision Plan by City Council is required before an applicant can proceed with Development Engineering Plans and a Final Plat application for all or part of the area within the Preliminary Subdivision Plan application.
