Agenda Item Summary:
The applicant has submitted a Major Amendment to a Planned Development Overlay to allow construction of a townhome on the properties located at 3722 Tuscany Place and 3732 Tuscany Place in the Low Density Residential District 2 (LDR-2) with a Planned Development Overlay (File #05PD022). The properties are currently comprised of 0.17 acres and 0.12 acres, respectively, for a total of 0.29 acres, and are currently void of structural development. On April 21, 2005, the Planning Commission approved Final Planned Residential Development (File #05PD022) with stipulations to allow a residential development consisting of 1 single-family dwelling lot and 16 townhome lots. The applicant is proposing to construct a townhome on the subject properties, which is a permitted use within the LDR-2 District and the Planned Development Overlay. Each townhome unit will be comprised of approximately 1,450 square feet of living space with 2-bedrooms and an attached 2-car garage measuring approximately 24 feet by 26 feet (roughly 630 square feet). With this Major Amendment to the Planned Development Overlay, the applicant is requesting 2 Exceptions to the stipulations of approval for 05PD022: (1) To reduce the minimum required front yard setback in front of each garage from 18 feet to 15 feet; and, (2) To allow the architectural design of the proposed townhome to deviate from the plans and elevations approved as part of the Final Planned Development Overlay, but remain in conformance with the architectural style of the existing homes within the subdivision.
