Agenda Item Summary:
The applicant has submitted a Preliminary Subdivision Plan to create two commercial lots on the property currently addressed as 2735 E. Mall Drive. The subject property is located southeast of the intersection of E. Mall Drive and Dyess Avenue and is currently vacant. The proposed lots will be known as Lot 5R and 6 of Forefather Flats Subdivision and will be 4.89 acres and 5.45 acres in size, respectively. On November 22, 2023, the Planning Commission approved Preliminary Subdivision Plan (File #23PL106) to create Lot 5 of Forefather Flats Subdivision. This lot was recorded on June 5, 2024 through Final Plat application (File #24PL091). The applicant is now proposing to split this lot. A Preliminary Subdivision Plan is a tentative plan of a proposed subdivision requiring the installation of public improvements. Approval of a Preliminary Subdivision Plan by City Council is required before an applicant can proceed with Development Engineering Plans and a Final Plat application for all or part of the area within the Preliminary Subdivision Plan application.
