The applicant has submitted a Variance request to allow a gravel parking lot in lieu of asphalt for a 13,000 square-foot fenced in trailer storage lot at Black Hills Powersports, located at 3005 Beale Street. The subject property is comprised of 4.46 acres of land zoned Light Industrial District. The site consists of a 22,000 square-foot building, a paved 82-space parking lot, and 13,000 square-foot fenced-in, gravel, trailer storage lot. The subject property consists of two parcels that are approximately 2.23 acres each. Due to the storage parking lot being on a separate parcel, the applicant must obtain a developmental lot agreement for shared access, parking, landscaping, and open space in accordance with the regulations of Chapter 17.22 of the Rapid City Municipal Code.
