Agenda Item Summary:
The applicant has submitted a Conditional Use Permit application to develop a utility lift station on the unplatted balance located north of the terminus of Wind River Road. On December 6, 2021, City Council approved a Preliminary Subdivision Plan (#21PL091) to create 169 single-family lots, 10 townhome lots, and a common lot. This development is known as Highpointe Ranch North Subdivision and is being constructed in five phases. Phases Two through Five will be developed on the subject property and the south adjacent property. On June 29, 2023, Development Engineering Plans (#23PL060) were submitted for Phase Two. These construction plans are currently under review. The proposed lift station will be developed in the northeastern portion of Phase Two on proposed Lot 57 of Block 1. Proposed Lot 57 is comprised of 0.52 acres of land zoned Low Density Residential District II and utility substations are considered a Conditional Use in this district. The lift station building will be located in a 6,100-square-foot compound bordered by a 10-foot tall anti-climb fence. The building will be 437 square feet in size and one story or 10 feet in height. The exterior of the building will be finished with brick patterned form liner, metal fascia, and asphalt shingles. The lift station will serve Phases Two, Three, and Four of Highpointe Ranch North Subdivision and will be owned and maintained by the City once completed.
