Agenda Item Summary:
The applicant submitted a Rezoning request to change the zoning designation for the parcel legally described by metes and bounds from No Use District to Medium Density Residential (MDR) District. The subject property is located at the northern terminus of Valley Drive and a future extension of Homestead Street. The subject property is approximately 12 acres in size and is currently void of structural development. The City’s Future Land Use Plan identifies the appropriate use of the property as Urban Neighborhood. The Medium Density Residential Zoning District is consistent with the Urban Neighborhood land use designation. Rezoning to Medium Density Residential District will also fill in a zoning gap between districts to the North and South of the subject parcel. Future development will require subdivision. Through the platting process, provisions for water, sewer, streets, drainage and other utilities deemed appropriate must be provided.
