Agenda Item Summary:
The applicant has submitted a Preliminary Subdivision Plan to create 11 residential lots, 10 commercial lots, and a drainage lot. These lots are being platted from the property currently addressed as 4317 Berniece Street, from the south adjacent tract, and from the west adjacent unplatted balance. The proposed development will be known as Homestead Vista Subdivision. The proposed subdivision is bordered by Berniece Street to the north, the lots west of Chet Street, Missoula Street, and Buddy Court to the east, the lots north of South Briar Street to the south, and Timmons Boulevard to the west. The properties are currently void of any structural development. A Preliminary Subdivision Plan is a tentative plan of a proposed subdivision requiring the installation of public improvements. Approval of a Preliminary Subdivision Plan by the City Council is required before an applicant can proceed with Development Engineering Plans and a Final Plat application for all or part of the area within the Preliminary Subdivision Plan application.
