Agenda Item Summary:
The applicant has submitted a Preliminary Subdivision Plan to subdivide the property currently addressed as 5900 West Highway 44 into two lots. The lots will be known as Lots 1A and 2A of Lot J of Parcel No. 2 of Canyon Park and will be 1.37 acres and 1.27 acres in size, respectively. The property is located northeast of the intersection of Nameless Cave Road and S.D. West Highway 44. Proposed Lot 1A currently contains a single-family dwelling, two storage pole barns, a storage garage, and a shop. Proposed Lot 2A currently contains a single-family dwelling, a storage/garage building, and three carports. A Preliminary Subdivision Plan is a tentative plan of a proposed subdivision requiring the installation of public improvements. Approval of a Preliminary Subdivision Plan by the City Council is required before an applicant can proceed with Development Engineering Plans and a Final Plat application for all or part of the area within the Preliminary Subdivision Plan application.
