Agenda Item Summary:
The applicant has submitted a Final Planned Development Overlay application to allow an apartment development on property located south of Omaha Street and approximately 900 feet west of the Omaha Street/Cambell Street intersection. The development includes two apartment buildings with a total of 180 units, open space, a community room, outdoor recreation facilities for use by the tenants, and parking in excess of the City’s minimum requirements. The subject property is zoned Office Commercial District with a Planned Development Designation. The Initial Planned Development #22PD049 was approved with a Height Exception for a 4-story structure up to 45 feet in height in lieu of the 3-stories and 35 feet allowed in the Office Commercial Zoning District. In this application, the applicant is requesting an Exception to have two planter islands and three landscaped peninsulas in lieu of five planter islands in order to meet South Dakota Housing Development Authority (SDHDA) parking requirements.
