Agenda Item Summary:
The applicant has submitted a Rezoning request to change the zoning designation for a portion of 1050 Catron Boulevard from Low Density Residential District II to Medium Density Residential District. The parcel is located on the north side of Catron Boulevard between Wellington Drive and Tartan Court. The area in question is 0.40 acres in size and is currently void of structural development. The 0.40-acre portion is an extension of the 1.5-acre portion currently zoned Medium Density Residential District and is located in the southwest corner of the site. Development of this area will consist of one apartment lot and is anticipated to include the construction of two 15-plex apartment buildings. This rezoning request is in conjunction with an approved Planned Development Designation. Subsequently, any future development of the existing area zoned Medium Density Residential District and this proposed area will require the review and approval of a Final Planned Development Overlay. On May 26, 2021, the Planning Commission approved a request to rezone a portion of the subject property from Low Density Residential District II to Medium Density Residential District (#21RZ016). The 0.40-acre portion requested is an extension of this 1.5-acre area.
