The applicant has submitted a Major Amendment to a Planned Development Overlay to allow for the on-sale of alcohol in conjunction with a new nail salon. The business is proposed in suite 203 in the existing strip mall located on the subject property. The suite is 1,500 square feet in size and will have seven manicure and pedicure stations, one waxing room, and one drying station. In addition to the normal salon services, the applicant is intending to sell and serve beer and wine to patrons while undergoing their manicure or pedicure. The beer and wine will be stored behind the reception desk where it will only be accessible to employees who are authorized to serve customers alcoholic drinks. The proposed hours of operation are Monday to Friday 10 am to 7 pm, Saturday 10 am to 6 pm, and Sunday 11 am to 5 pm. As part of this application, the applicant is requesting an Exception to reduce the minimum parking required from 200 spaces to 165 spaces. In 2006, 5622 and 5734 Sheridan Lake Road was designated as a Developmental Lot, therefore, allowing shared parking between the two properties. The existing parking lot contains 165 parking spaces and 152 spaces are currently required for the existing tenants. Salons park at a rate of three per station and subsequently, the new use requires an additional 48 parking spaces. In total 200 parking spaces are required for the two properties
