Agenda Item Summary:
The applicant has submitted a Planned Development Designation Revocation. The adopted Comprehensive Plan identifies the land northwest of the intersection of Mount Rushmore Road and Catron Boulevard as appropriate for Mixed-Use Commercial development. The property is zoned General Commercial District which is identified as a primary zoning designation in the Mixed-Use Commercial District. In addition, the Comprehensive Plan identifies Mount Rushmore Road as an Entrance Corridor. The subject property is included in the U.S. 16 Tourism Community Activity Center. Future development of the property must comply with all requirements of the applicable Rapid City Municipal Code, Infrastructure Design Criteria Manual, Rapid City Standard Specifications, International Building Code, International Fire Code, and all other municipal, State, or Federal requirements. The applicant is requesting the Planned Development Revocation to streamline development in compliance with the Zoning Ordinance.
