Agenda Item Summary:
The applicant has submitted a Final Planned Development Overlay to construct a single-family dwelling with an over-sized attached garage. In particular, the applicant is proposing to construct a three-story single-family dwelling with two attached garages. The proposed garages will measure 2,752-square feet in size which exceeds the maximum allowed 1,500-square feet. The lower level garage will measure 1,860-square feet and will not be visible from the road. The first level garage will measure 892-square feet. The applicant has stated that the garages will not be used for commercial purposes or as a second residence. The applicant has also submitted elevations identifying that the dwelling and garages will be constructed of the same materials with stone veneer and vertical siding. The applicant is requesting an Exception to allow a height of three-stories in lieu of the maximum allowed height of 2½ stories. The overall height will be 35 feet which is in compliance with the Zoning Ordinance.
